Video: The DIGGS: Historic Adaptive Reuse in Sacramento

The DIGGS is a standout example of adaptive reuse, transforming the long-vacant, historic Thomson-Diggs building into a vibrant mixed-use housing development in the heart of Sacramento.

Originally constructed in 1911—with additions in 1936 and 1947—this industrial landmark once sat at the center of Sacramento’s manufacturing corridor. Today, it’s being reimagined into a 132-unit market-rate residential community, complete with office space, restaurant/bar areas, and a 24,800 SF subterranean mini-storage facility.

While seismic upgrades weren’t required by code, the project team voluntarily implemented structural improvements to enhance resilience and long-term safety. These included reinforcing diaphragm connections and strengthening shear walls with shotcrete infill—demonstrating a commitment to both preservation and performance.

Project Highlights:

  • Adaptive reuse of a historic structure
  • 132 modern loft-style apartments
  • Voluntary seismic retrofits for added safety
  • Commercial, office, and amenity spaces
  • Contributing to the revitalization of Sacramento’s R Street corridor
